The site comprises of approximately 18.40 hectares (45.46 acres) located in Harlaxton, south west of the existing settlement. The site currently comprises of agricultural fields with Swinehill and residential properties to east, agricultural fields to the south and west and existing residential properties to the north.
The site is currently accessed via 3 existing agricultural access points, two off Swinehill Lane to the east of the site and one north of the Site onto West End / Rectory Lane, which is also the northern end of a PRoW footpath that runs south through the site.
